Zoning
Lower Nazareth Township adopted its first Zoning Ordinance in 1970. The Zoning Ordinance was most recently amended in April 2024. The purpose of the Zoning Ordinance is to regulate the use of land, regulate the location, use and density of buildings, and provide for the administration and enforcement of the Ordinance. The intent of zoning regulations is to allow a property owner a reasonable use of their land while not causing a detriment to adjoining property owners or the neighborhood.
Classifications
Every property in Lower Nazareth Township is classified to determine how the property may be used. The zoning classifications outline three types of uses:
- Permitted by Right – can be approved by the Zoning Administrator if all conditions are met.
- Special Exception or Variance – application for approval must be made to the Zoning Hearing Board.
- Conditional Use – application for approval and a public hearing must be held before the Board of Supervisors.
Any use that is permitted only by special exception, variance, or conditional use must apply to the appropriate Board for approval.

An important item to note is that the County’s zoning classification often differs from Lower Nazareth Township’s.
